The holiday season brings out the best in most of us. As another year in Conejo Valley real estate winds down, I wanted to share some holiday cheer and reflect on what makes this community worth calling home.

I also have it on good authority that Santa has been keeping close tabs on everyone this year. The good news: you're all on the nice list, which is worth celebrating as we head into the new year.

What Makes the Holiday Season Special in Westlake Village and Beyond?

Living and working in the Conejo Valley means a front-row seat to the season. Westlake Village neighborhoods light up, and Thousand Oaks and Newbury Park put on their own displays. It is a good time of year to be here.

After more than 15 years in real estate and more than 500 transactions since 2009, I've helped a lot of families into homes where holidays get celebrated. A family hosting its first Christmas dinner in a new Calabasas home, or grandparents fitting the whole clan into an Oak Park house: those moments are a big part of why I do this.

How Has the Real Estate Market Performed This Holiday Season?

The Conejo Valley continues to attract families who want to put down roots in communities known for strong schools, well-kept neighborhoods and a small-town feel within reach of Los Angeles. From Agoura Hills to Simi Valley, and from Sherman Oaks to Encino, we've seen steady buyer interest through the season.

The holidays also create a specific opening. Many sellers prefer to wait until after the new year, so buyers ready to move in December face less competition. The sellers who do list now tend to be motivated sellers, and when they meet a committed buyer the transaction often goes more smoothly.

What Should You Expect in the New Year Real Estate Market?

Looking ahead, the fundamentals that make Westlake Village, Thousand Oaks and the surrounding communities desirable have not changed: quality of life, proximity to employment centers, strong schools and open space. Those continue to draw families from across Southern California and beyond.

If a move is on your list for the new year, the quiet weeks around the holidays are a good time to start planning. Get pre-approved for financing, get a read on current market conditions, and narrow down the neighborhoods that fit your budget and lifestyle. That way you are ready when the right property shows up.

How Can You Make the Most of Holiday Home Celebrations?

In your forever home or still looking, the holidays are a reminder of what a house is actually for. Square footage and finishes matter (I spend a lot of time on both), but the point is a place where family can gather and traditions can take hold.

Certain features earn their keep in December: an open floor plan that handles a large gathering, a kitchen built for a full day of cooking, and outdoor space that puts California's mild winters to use.
